Our application process is as follows:
Submit a last months’ rent deposit.
This will be returned to you should your application not be approved.
You may submit your deposit as cash, certified cheque, money order or e-mail money transfer to email@example.com
A personal, work and landlord reference will be conducted.
Please let your references know that we will be contacting them directly. From our experience, we have found the process is held up primarily because we are unable to contact your references.
A credit check will be performed.
At this time, a lot of potential tenants have concerns as they worry that this will be the determining factor for their application. We recognize that there are several factors that determine poor credit. Some are more severe than others. So don’t worry, even if your credit is poor, we will contact you directly for further explanation.
Should you be requested to provide a guarantor for your application, the guarantor will be required to complete and submit a lease application as well.
Once you are approved, you will be requested to come in to the office to sign a lease and to provide a key and cleaning deposit, as well as 10 post-dated cheques. Prior to moving in, you will be required to pay your first months’ rent.
IF YOU INTEND TO HAVE AN EXISTING LEASE TRANSFERRED TO YOU, OR YOU WILL BE ADDED TO AN EXISTING LEASE, PLEASE READ BELOW FOR APPLICABLE FEES:
LEASE ASSIGNMENT – $500 Adminstrative Fee
Transferring your lease is an option for tenants who wish to break out of their lease within the one year term. The tenant is responsible for obtaining a potential tenant to take over the lease. The potential tenant is required to submit an application for approval.
ADDING TENANTS TO AN EXISTING LEASE – $75 Processing Fee
If you intend to be added on to an existing lease, please do not submit last month’s rent deposit. Only submit the $75 processing fee with your application.
